Tenant Exchange is a digital platform designed to help social housing tenants find and arrange mutual home swaps across the UK.

To use Tenant Exchange, a tenant of a council, housing association, or other registered social landlord with permission to use mutual exchange services under your tenancy agreement and you must be at least 18 years old.

We reserve the right to suspend accounts that do not meet eligibility requirements.

Tenant Exchange provides a listing and matching platform only.

We do not:

• Act as a landlord or housing provider

• Guarantee a successful swap or match

• Take responsibility for tenancy decisions made by landlords

• Participate in negotiations between tenants

All mutual exchange agreements are made directly between tenants and must be approved by relevant landlords.

Users agree to:

• Provide truthful and accurate property information

• Only list properties they legally occupy

• Ensure photographs and descriptions are honest and not misleading

• Respect other users and communicate appropriately

You must not:

• Offer or accept money in exchange for a swap (this is illegal under UK housing rules)

• Post false, duplicate, or fraudulent listings

• Attempt to bypass landlord approval processes

Tenant Exchange facilitates introductions only.

All swaps:

• Require approval from both landlords

• May be subject to property inspections

• May be refused based on tenancy rules, eligibility, overcrowding, or property condition

• Are subject to standard housing law and tenancy agreements

We are not responsible for delays, refusals, or cancellations.

You are responsible for:

• Keeping your login details secure

• All activity carried out under your account

• Not sharing access with others

We may suspend or terminate accounts that are misused or compromised.

By posting content on Tenant Exchange, you grant us a non-exclusive right to display, distribute, and promote your listings for the purpose of operating the platform.

We reserve the right to remove content that:

• Is misleading or inaccurate

• Breaches housing regulations

• Is offensive, abusive, or inappropriate

• Appears to be spam or duplicate listings

We handle personal data in accordance with UK GDPR and relevant data protection laws.

We will:

• Only collect data necessary to operate the service

• Not sell your personal data

• Take reasonable steps to protect your information

We are not liable for:

• Failed or cancelled exchanges

• Disputes between users

Nothing in these Terms limits liability for fraud, negligence, or any liability that cannot legally be excluded under UK law.

We may suspend or terminate access if:

• You breach these Terms

• You provide false or misleading information

• You misuse the platform

• Required by law or regulatory instruction

You may stop using the service at any time.

We may update these Terms occasionally. Continued use of the platform after changes means you accept the revised Terms.

These Terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.

While we aim to provide a reliable and useful platform, Tenant Exchange does not guarantee the accuracy, completeness, or reliability of any listings, user-generated content, or property information posted on the platform.

All information is provided by users, and we do not independently verify the details of properties, tenancy status, or user claims.

We are not responsible or liable for:

• Errors or omissions in property listings or descriptions

• Decisions made by users based on information found on the platform

• Any loss, damage, or inconvenience arising from reliance on content provided by other users

Users are strongly advised to carry out their own checks and confirm all details directly with the other party and relevant landlords or housing providers before proceeding with any mutual exchange.

Tenant Exchange acts solely as a facilitator of introductions and does not take responsibility for the outcome of any exchange arrangement.
